On Monday, July 15th a ribbon cutting ceremony was held to celebrate the opening of Betances VI Family Residences, a new affordable housing Development in the Mott Haven section of the Bronx. The momentous occasion marked the culmination of seven years of hard work, dedication, and collaboration. The event, was attended by key community partners, city officials, and various individuals who played a significant role in bringing this project to fruition including Cuono Engineering Senior Associate, Melissa Fitter, and Staff Engineer, Philip Granitto.
Designed by Think! Architecture and Design in partnership with Alembic Community Development, The Bridge, and Lemle & Wolff Development Company, the Betances VI stands as a beacon of hope and progress in the Bronx for many New Yorkers in need of affordable living space.
This 15-story building spans over 100,000 square feet and boasts 101 deeply affordable housing units. These units range from studios to three-bedroom apartments, with 70 apartments reserved for New Yorkers in the extremely-low, low, and moderate income bracket. The remaining 30 units are specifically designated for formerly homeless families and come furnished with essential items to ensure a comfortable transition into their new homes.
In addition to providing much-needed housing, Betances VI offers a range of amenities for its residents, including a children's playroom, bike storage, an outdoor green roof terrace, and 24/7 building security. Furthermore, 10,000 square feet of the ground floor space is set aside for commercial use, creating opportunities for local businesses to thrive within the community.
The structural design of the Betances VI, provided by Cuono Engineering, was instrumental in the efficiency and maximization of available space for the project. The main structural systems, which consist of a central concrete shear wall core, and concrete columns and flat slabs, was chosen to be the most cost effective for both the lateral and gravity loads. The use of flat slabs, with no drop panels or beams, not only took advantage of the maximum number of stories to be accommodated within the building height, but in turn, also increased the overall number of residential units available.
The successful completion of Betances VI is a testament to the power of collaboration in creating meaningful change within our communities. As the doors to this new affordable housing development open, it represents a new chapter of hope and opportunity for the residents of the Bronx.
