Renovations are currently underway at this 3,650 SF guest house in the Hudson Valley. The renovated guest house will include a music studio, new bedrooms and the addition of an attic for additional living space with a new roof, stairs and bathroom. The structure, which consisted of shallow floor beams due to the age of the house, needed to be brought up to the current building code for the renovation and additions which required deeper wood beams. However, deeper beams would encroach on the already limited headspace in the attic, so our design kept the new framing depth restricted which resulted in the use of multiple flitch beams. Since the roof was already being replaced, we raised it by a few inches allowing for deeper rafters while maintaining the headroom required for the new attic level. The attic also features new dormers, helping to create more of the feel of living space.
The guest house is one of several structures currently undergoing renovations at the expansive 52-acre family estate which includes a 7-bedroom, 6-bath main house ca. 1940 and various other guest houses and structures. Cuono Engineering has been contracted for the structural design of renovations to the main house and 3 guest houses as well as the design of a new garage.
